1) Why would I use a Realtor for a New Construction Home?
This is a great question. BUYERS - Buying a New Home Without Representation Can Cost You Money! BUYER REPRESENTATION IS VERY IMPORTANT WHEN BUYING A NEW HOME!
Don't make the mistake of passing up FREE REPRESENTATION thinking you will get a better deal without a Realtor. It doesn't work that way.
Most builders are great to work with. But even the best ones are there for one reason - Their profit.
The builder has professionally educated representation throughout the entire transaction - from a trained salesperson, the project manager, the contractors, the construction superintendents, the mortgage company, the title company, the surveyor, the appraiser, the brick manufacturer, the plumber, the electrician, the attorney and so on.
And, they might have even told you that you did not need a Realtor to buy one of their homes. And, that is the truth, you don't. But without buyer representation, it's you against an entire team of trained professionals who work for the builder.

One way is by working with a Realtor, who can be a central resource about dozens of new home communities and an access to a revealing wealth of information about new homes and builders. In fact, home builders throughout Houston and all of Texas go to great lengths to make sure Realtors are well-informed about their products and their communities.
There is a common damaging misconception that by eliminating a Realtor or real estate agent, a buyer can save the equivalent of the agent's commission on a new home.

4)How does it Work?
When a new home is sold in Texas, the realtor who represents the buyer typically makes a commission of 3% of the sales price of the home. Texas Cash Back Real Estate simply rebates the buyer up to 2% of the commission…that's 2/3 of the entire commission or 67% of the commission.
This rebate comes from the agent's commission and does not interfere in any way with any incentives the builder is offering you - the buyer. It is simply money that would stay in the builder's pocket if you weren't using a Realtor to represent you. So not only do you get part of this money, you also have a representative working on your behalf and looking out for you!
